AI for Real Estate Businesses: Fast Lead Response, Systematic Sales, No Overpromising
How developers and agents can use AI: qualifying leads across channels, multilingual listings, virtual staging, nurturing by buying stage and after-sales service.
Picture this: at 9 pm on a Saturday, a customer messages the Facebook page of a townhome project in Khon Kaen: "Is the corner unit still available, and what's the monthly payment?" The salesperson sees it late on Sunday morning, but the customer has already booked a visit to a competing project. Real estate leads come from many channels, listing portals, Facebook, LINE and project pages, and each lead is high value with a long decision cycle. Speed of response and consistency of follow-up therefore matter a great deal, and those are exactly where AI helps most.
What is AI in real estate?
It means using AI for repetitive, always-on work, from answering the first question and identifying where a customer is in their decision, to writing listings, creating images and answering post-transfer questions. Both developers and agents can use it. The core rule is that AI must answer only from real project data, never by guessing.
Five places AI makes a difference
1. Answer and qualify leads on every channel, 24 hours a day
Build a knowledge base from project data: house types, sizes, list prices, remaining units, current promotions and common fees. Let AI answer basic questions, then ask about budget, preferred location, buying timeline and payment method, and hand over to sales with a summary and suggested viewing times.
2. Multilingual, multi-channel listings
From one set of property data, have AI draft listings for portals, social posts, and English or Chinese versions for foreign buyers, then have a person check every number.
3. Renderings and virtual staging
Virtual staging makes empty rooms look liveable, but it must be clearly labelled as simulated and must never change facts such as the view, room size or building condition.
4. Follow up according to the buying stage
A customer just starting research needs different content from one waiting for loan approval. AI helps draft follow-ups suited to each stage and alerts sales when a customer has been silent longer than expected.
5. After-sales and juristic person services
Buyers repeatedly ask about transfer, warranties, repair requests and community rules. An AI assistant that answers from the residents' handbook reduces the team's workload and gives customers faster answers.
Hypothetical example: a townhome project in Khon Kaen
A four-person sales team sets up an AI assistant on LINE OA and Facebook that answers from unit data updated every morning. When customers ask about monthly payments, the assistant explains that it depends on the bank and the borrower's conditions, and invites them to talk with sales instead of guessing a figure. Leads with a clear budget and timeline go to sales immediately, while those still researching receive follow-ups about the location and nearby amenities. Sales spend more time with ready buyers instead of answering chats all day.
Every word AI types on behalf of a project is a promise from that project.
Cautions
- Advertising can become part of the contract: section 11 of Thailand's Consumer Case Procedure Act B.E. 2551 (2008) provides that a business's advertising or conduct that leads consumers to understand they will receive something can be treated as part of the contract. Renderings, listing text or chat replies generated by AI must match what you can actually deliver.
- Financial figures: do not let AI estimate monthly payments, rental yields or appraisal values on its own; hand these to sales or specialists.
- Customer data: income, debts and loan documents are personal data that must be handled under PDPA, and chatbots should not ask for more than necessary.
- Disclose that it is AI: tell customers they are talking with an automated assistant and let them ask for a person at any time.
On contracts and disputes, the information above is general; consult a lawyer for your specific case.
How to get started
- Create a central project and unit data file that can be updated daily.
- Collect the 30 most common customer questions with answers approved by sales and legal.
- Launch the AI assistant on one channel first, such as LINE OA, and measure response time and viewing booking rate.
- Define questions AI must always hand to a person, such as monthly payments, special discounts and complaints.
- Check every image and listing against reality before publishing.
If you do not have LINE OA yet, start with LINE OA for shops, and practise writing listings faster with the course ChatGPT for SMEs: write ads and captions faster.
